Instow

The development site is on the edge of Instow, a sloping green field site that gives views over the Taw and Torridge estuaries where they merge to meet the sea. This is a vibrant estuary with a mixture of small craft movements comprising fishing boats, small yachts/dinghies and sports boats and, on a clear day, the views extend as far as the famous Lundy Island.

Instow is rightly regarded as one of the premier places to live in North Devon with its extensive sandy beach and features a very active local yacht club.   It's also well known for the quality of its pubs/restaurants on the water front, its local coffee shop and delicatessen,  and for the Commodore Hotel.   Across the water is the fishing village of Appledore and, in the summer, local volunteers run a very popular ferry service for pedestrians and cyclists.

The village is by-passed by the Atlantic Highway (A39) which links to the North Devon Link Road (A361) so the traffic flow is local and the market towns of Bideford and Barnstaple are just 4 miles and 7 miles away respectively. Each town has a range of shops but Barnstaple is the regional centre so has a comprehensive choice. There is a good bus service to both towns, also a dedicated cycle path called The Tarka Trail that runs through Instow following the old railway line along the two estuaries. The trail now extends to 180 miles in total as far as Dartmoor, Exmoor and the southern loop incorporates the longest, continuous off road cycle path in the UK.

For golfers, the area has an extensive choice of venues, the nearest being the historic Royal North Devon Club at Westward Ho! and the equally famous Saunton Golf Club with its two championship courses. North Devon is rightly regarded as a surfing mecca with the famous beaches of Croyde, Woolacombe, Saunton and Westward Ho!.

This is a delightful part of the world in which to live with fabulous beaches, historic villages like Clovelly and Lynmouth and, for a complete change of scenery, Exmoor with its rugged moorland and sheltered valleys. The North Devon Link Road provides direct access to the M5 and there is a fast train service to London Paddington from Tiverton which only takes approximately 2 hours. Tiverton Parkway can be reached comfortably in an hour.
